Buying a Loft in Toronto: Nine Things to Check Before You Offer

Lofts photograph beautifully, which makes it easy to skip the practical questions. Work through these before you put in an offer.

  1. Which part of the building is it in? Many conversions have an original section and a newer addition. Ceiling heights, windows and character can differ a lot between them.
  2. What do the maintenance fees cover? Ask which utilities are included. In some buildings heat and hydro are on you, and tall ceilings with big windows cost more to heat and cool.
  3. How is it heated and cooled? Find out the system type and its age, and whether the owner or the corporation is responsible for it.
  4. How does sound travel? Timber floors and open ceilings look great and can carry footsteps. Visit at different times of day and ask about the floor assembly between suites.
  5. Do the bedrooms have windows and doors? Interior bedrooms and partial-height walls are common in lofts. Decide whether that works for how you live, and remember it affects resale.
  6. Is there parking and a locker? Not every hard loft suite has either. If they are included, confirm whether they are owned or exclusive use.
  7. What does the status certificate say? Have your lawyer review it for the reserve fund balance, planned repairs, any special assessments and the building’s rules. Older conversions can face large window, roof or masonry projects.
  8. Is the building heritage designated? Designation helps protect the character you are paying for, and it can also limit what may be changed on the exterior.
  9. What have similar suites actually sold for? Price per square foot across the neighbourhood is a blunt tool. Sales in the same building, with similar ceiling height and exposure, are what matter.
