How to get the most out of a loft open house
Lofts are a small, unusual corner of the market. A hard loft is a home carved out of a building that started life as something else, often a factory, warehouse or school, so no two units are quite alike. A soft loft is a newer condo built with loft features such as tall ceilings, big windows and exposed concrete. Many of Ontario’s hard lofts are in the older industrial neighbourhoods of Toronto, with others in cities that grew up around factories and rail lines. Because there are so few of them, an open house is often the only easy chance to see a particular unit, or a particular building, before it sells.
The open house is hosted for the seller, and it’s set up to show the space at its best: afternoon light, staged furniture, music playing. The questions that matter most with a loft sit behind that. Is the bedroom enclosed with a window, or is it an open sleeping area? How does sound travel through the floors? What has the condo corporation planned for the windows, brick and roof? Those answers shape both the price you should pay and how easy the loft will be to sell later.
If a loft catches your eye, think about a second look at a different time of day. Light, street noise and the feel of the building can change a lot between a Sunday afternoon and a weekday evening, and a private showing is easy to arrange.
The brick is real. Is the loft?
An open house shows a loft at its best: the light, the beams, the staging. It doesn’t tell you whether you’re in a true conversion, how far the ducts drop the ceiling, what you’ll hear through the floor or what the building’s paperwork says about its windows and masonry. Walk in with one of our preferred realtors who are loft specialists and get those answers before you fall for the space.
Is it a true conversion of an old factory, warehouse or school, or a newer building styled like one? The two are valued differently, so it’s the first thing we confirm.
Past “soaring ceilings” to the real height under the beams, ducts and bulkheads, and whether the bedroom is a room with a window or an open sleeping area.
Timber floors, open plans and shared walls carry noise in their own way. We ask how the building handles it and listen for it while you’re inside.
What the building was before it was homes, when it was converted, what has been updated since and whether heritage rules affect the windows or brick.
What lofts in this building actually sold for, and how this one compares on size, floor, layout and parking.
Status certificate, reserve fund and any special assessments on the horizon. In an older building, windows, masonry and roofs are big line items. We tell you what to ask for and what the answers mean for you.
